How long does a tiled roof last?
A tiled roof can last a long time—here’s a quick breakdown depending on the type of tile:
-
Clay tiles: 50 to 100+ years
-
Concrete tiles: 40 to 75 years
-
Slate tiles: 75 to 200+ years
Of course, maintenance, installation quality, and climate play big roles too. If the roof is properly installed and maintained (e.g., fixing broken tiles, checking flashing, and keeping it clear of debris), you can really get the full lifespan out of it.
Tiled Roof vs Flat Roof
Tiled Roof
Pros:
-
Durability: As mentioned, tile (clay, concrete, slate) can last 40–100+ years.
-
Aesthetic appeal: Classic look, great for Mediterranean, Spanish, or traditional homes.
-
Water runoff: The pitch helps water and snow drain off easily.
-
Better ventilation: Space under the roof helps with air circulation and temperature regulation.
Cons:
-
More expensive: Higher upfront cost for materials and installation.
-
Heavier: Requires strong structural support.
-
More complex repairs: Fixing broken tiles or leaks around flashing can take more time and expertise.
Flat Roof
Pros:
-
Cheaper upfront: Less material and labor.
-
Easier to install & access: Great for maintenance, solar panels, or even a rooftop deck.
-
Modern aesthetic: Clean, minimalist look popular in contemporary design.
Cons:
-
Shorter lifespan: Usually lasts 15–30 years, depending on the material (EPDM, TPO, bitumen, etc.).
-
Drainage issues: Needs perfect waterproofing and a slight slope for water runoff—standing water is bad news.
-
More maintenance: Regular inspections are a must to avoid leaks.
What work goes into replacing a tiled roof?
1. Initial Assessment
-
Inspect the current roof for damage, leaks, and structural integrity.
-
Check the underlayment, batten system, and flashing.
-
Confirm whether just the tiles need replacing or if there’s deeper work needed (like fixing rotted wood).
2. Stripping the Old Roof
-
Carefully remove the old tiles (some might be reusable if they’re still in good shape).
-
Strip off the underlayment and battens.
-
Inspect the roof decking—any damaged or rotted wood gets replaced here.
3. Prep the Roof Structure
-
Install new battens (horizontal wood or metal strips that hold the tiles).
-
Lay down a new underlayment, typically breathable waterproof membrane or felt.
-
Install or replace flashing around chimneys, skylights, vents, and valleys to prevent leaks.
4. Installing New Tiles
-
Lay down the tiles in rows, overlapping them properly.
-
Secure each tile—depending on the type, some are nailed, clipped, or interlocked.
-
Special tiles (ridge, hip, verge) are added last for a finished look.
5. Clean-Up & Final Touches
-
Remove all debris and leftover materials.
-
Inspect the installation—many contractors will do a water test or inspection to confirm everything is sealed.
-
Check gutters for blockages from the work.
